A: \u00a0 NOTE: In Hilltop Point, all landscape common areas and ponds are owned and operated by the CDD, not the HOA.\u00a0 \u00a0 The HOA has no say in how these areas are operated or maintained.<\/p>\n

Q:\u00a0What is a CDD?<\/strong><\/p>\n

A: A CDD fee is a\u00a0Community Development District fee<\/b>, which is a type of special assessment used in the United States to finance the construction and maintenance of infrastructure improvements in newly developed areas.\u00a0 It is collected thru your property taxes and run by a Board (initially developer Board members, but will change to volunteer homeowners after turnover) and acts as a quasi government entity.\u00a0 CDD fees will typically be paid for 30yrs in most communities.<\/p>\n

Q:\u00a0I see parking on the streets of Hilltop which is a potential fire hazard and it is hard to get out of my driveway.\u00a0 How can the HOA help?<\/strong><\/p>\n

A: The short answer:\u00a0 The HOA has no authority on the streets of Hilltop Point (see section 12.4.1 of the Covenants).\u00a0 The CDD will eventually sign a trespass\/enforcement agreement with Pasco County Sheriff, but no enforcement will happen until that agreement is in place, and even then enforcement is limited to the resources of the Pasco Sheriff\u2019s office.<\/p>\n

Q:\u00a0Who are the Board of Directors for my community<\/strong>?<\/p>\n

A: Any Association Board member, for all HOAs in FL,\u00a0 may be found at the following link.\u00a0 Just type in the full name of the Association:\u00a0https:\/\/dos.myflorida.com\/sunbiz\/search\/<\/a><\/p>\n

Q:\u00a0I received a violation letter, what should I do now<\/strong>?<\/p>\n

A: The easiest and least stressful way to resolve a violation letter is to come into compliance on the issue as soon as possible.\u00a0 Communicate your intent by email:\u00a0 management@melrose-support.com with your address and time for resolution.\u00a0 Management understands that perhaps some time is needed, especially for items involving landscaping and other time consuming tasks.<\/p>\n

Q:\u00a0I submitted my alteration application to Melrose, when can I expect an answer?<\/strong><\/p>\n

A:\u00a0 The current Developer Board\/ARC committee only does approvals once a month, the 4th Thursday of every month.\u00a0 The application MUST BE SUBMITTED no later than the previous Monday.\u00a0 No exceptions will be made.\u00a0 Once the approvals are granted, management still needs time to process the approvals, produce the approval\/denial letters, email them, and mail out the original.\u00a0 Give us a couple\/few days after the approval day and we should have you something soon, absent a holiday timeline delay.<\/p>\n

Q:\u00a0My alteration application was denied!\u00a0 Why?<\/strong><\/p>\n

A: Homeowners wishing to make any alteration of\u00a0 the exterior of the home or Lot, should first read the Book Of Standards found in the Document section of this website<\/strong>.\u00a0 There are specific sections to almost every type of alteration.\u00a0 Carefully fill out the application (ALL SECTIONS), and supply the requested support documentation such as marked survey, full proposal from qualified contractor, specs, pictures, etc.\u00a0 Most applications that are denied or delayed, are because they lack some of these details in the packet submitted.<\/p>\n","protected":false},"excerpt":{"rendered":"
